The benefits of buying a new build home
Discover the benefits of buying a new build with this need to know guide. Don’t let new builds throw you off, it’s one of the best investments you can make and we’re here to tell you how to make the most of it too.
Find the right home for you.
When you register early, you’re more likely to get the home you’ve been looking for. New builds are generally built with the modern house buyer in mind and these projects are becoming more and more popular as they cater to current needs.
Tip* if you like a leisurely sit in the garden or spontaneous barbeque in the sun, you may want to invest in a home that faces south. Even if you don’t wish for a garden but would like an apartment with a balcony – a sunny south facing home will certainly benefit you.
Know your warranty.
With a new build comes a 10 year warranty from a building council, this will cover any defects that may be found within the structure of your home. This ideal reassurance benefits all, as you won’t have to hand over more money once you’ve made an investment in your new build. This warranty will be covered by the the construction team for the first couple of years and then by the National House Building Council (or similar) for the eight years afterwards.
White goods.
It may also be the case that your property includes white goods and if this is the case, these also tend to have an additional warranty too.
Avoid Seller chains.
Buying a home in a long chain can be very stressful, which is why new builds are beneficial for those that don’t wish to undergo the rigmarole of these chains. Take the stress out of your investment when you buy a new build and eliminate the uncertainty of a property falling through.
Reliability and confidence.
When you purchase a new build you will have to pay a reservation fee, this takes the property off the market for a set period of time and means that another bid – even if it’s higher – can not be accepted.
Help-to-buy schemes.
Even the government are there to help you buy a home. There are schemes encouraging you to save, with the incentive of a free interest up to £3,000 that builds overtime and this can be put towards a home.
Reduced bills.
As these properties are new builds, they are made to be incredibly energy efficient with effective insulation and central heating. This will not only benefit the environment but will reduce your energy bills and help you to save money.
